Property Custodians LLC is building its founding Florida contractor roster.
We're an Orlando-based property preservation company, currently in vendor onboarding with national field service companies. We're assembling our roster now so we can dispatch from day one.
We pay Net-14 from approved completion — not from whenever our client pays us.
Joining early means first pick of counties and first call on volume as we scale.

WORK TYPES
Initial secures, lock changes and rekeys, lockbox installation, property condition inspections, grass cuts and recurring lawn maintenance, debris removal and trash-outs, winterizations and de-winterizations, board-ups to HUD specification, maid service and sales cleans, minor repairs and bid work.

- We QC before submission — we catch gaps on our end instead of letting the client reject and cost you the order
- Clustered routes, so a day's pay doesn't take a day of driving

WHAT WE NEED
- 1099 independent contractor with your own truck, tools and equipment
- General liability insurance naming Property Custodians LLC as additional insured
- Florida workers' compensation coverage or a valid state exemption certificate
- ShieldID (Aspen Grove / ShieldHub) background check — we'll walk you through it
- Smartphone that takes geotagged, timestamped photos
- Tell us before you miss a deadline, not after
Preservation experience preferred but not required. Landscapers, handymen and haulers looking to add steady work are welcome — we'll train you on the standards.
STRAIGHT TALK ON TIMING
We're in national vendor onboarding now and expect steady work orders within 6-8 weeks. We're saying that up front rather than letting you find out later. If you need orders this week, we're not your company yet. If you're building something for the next few years, now is the right time to talk.
