We conduct a thorough inspection at each property upon arrival, creating reports with supporting documentation, photos and details. Prior to performing any maintenance, we confirm that the property is vacant and proceed to change the exterior locks, as requested by client. Broken windows are boarded, doors are repaired or secured, pools and other potential hazards are taken care of and the property is thoroughly secured in accordance with investor, insurer and client guidelines. Winterization is also performed if applicable. Once the property is secured, interior and exterior debris deemed to be hazardous are removed and any issues relating to guidelines and municipal code violations are repaired. Exterior debris is removed in accordance with client-approved requirements and dumped at a licensed facility. Interior debris is also removed and personal property is secured per investor and client guidelines.
Once a property is secured and the initial preservation has been completed, HHS performs ongoing maintenance to preserve and protect the property. This includes maintenance activities such as lawn care and snow removal as well as client-directed inspections and non-routine maintenance, which also may include pool maintenance, interior inspections of water heaters and boilers, and other maintenance issues that could damage or depreciate the property value.. All ongoing maintenance is performed with the goal of maintaining quality, preserving neighborhood aesthetics, as well as the client’s image and reputation.
