Property Custodians LLC is a Florida-registered property preservation and mortgage field services company based in Orlando (Florida Division of Corporations L26000363687).
We provide preservation and field services for mortgage servicers and national field service companies on vacant, foreclosed and REO residential properties across Florida.
Services: initial secures, lock changes and rekeys, lockbox installation, property condition inspections (occupancy, exterior, interior), grass cuts and recurring lawn maintenance, debris removal and trash-outs, winterizations and de-winterizations, board-ups to HUD specification, maid service and sales cleans, roof tarping, and minor repairs and bid work.
Coverage. Our operating base is Central Florida, where we hold our deepest contractor coverage: Orange, Seminole, Osceola and Polk counties. We also service Hillsborough, Pinellas, Pasco, Duval and Clay, with Volusia, Lake, Brevard, Marion, Hernando, Manatee, Nassau and St. Johns available on reasonable notice. Assignments in other Florida counties are considered case by case.
How we work. Work orders are reviewed and assigned the same day they are received. Every order is documented with before, during and after photography, geotagged and timestamped, and reviewed against client specification before submission rather than after a rejection. Orders are tracked against their due date from assignment.
All field work is performed by US-based independent contractors who are vetted, insured and background-checked before assignment.
